Costs involved with selling a house

Besides realtor commission fees what other costs are involved with selling a home?

For instance, owe $150K, sell for $200K, 6% commission ($12K).  So that's 200-150-12=38K profit.  Is there any other costs that would lower profit (besides if the buyer asks for closing cost help, etc).

I believe there are closing costs on the sellers side as well, and any repairs that need to be done as requested by the buyers.

We had the 2 agents' commissions, and then about $1500 in seller's closing costs.  Final sale price was $112K.  We also chose to give them credits rather than make a few annoying repairs, so that came out of our profit too.

Some of these are state/region specific: Title Insurance, transfer fees, Survey, pro-rated taxes, HOA dues, special assessments, water/sewer...

It sounds like you do have an agent. I would ask him/her for an estimate of what your costs could be so that you can get an idea of what you would need to pay for.
