I hate renting sometimes

Total due when signing the lease on July 24? $3795

FML

I know it would be more if we were buying a house but that's the point- we're not even buying it.

I hear ya. Our security deposit/first/last rent on our 2 bedroom apt was obscene. DH wants to move if our property managers decide to raise our rent in September when our lease is up but the outlay to get into another place is waaay too much.

Not that it helps this time, but landlords are sometimes flexible on them -- the amount and letting you pay in installments.  This is, of course, if the rental market is weak and you're a good tenant. 

And I can't remember the last time I paid last month's rent up front!!!

We really lucked out when we moved here.  No security deposit because dh worked for a preferred company at the time.  We had to pay a $500 deposit later and then an extra $50 a month for our dog.  I asked them one time why $50 a month and they said they provided poop bags and kept the grounds clean.  Uhh, I see dog crap daily.  Not everyone uses those super expensive bags apparently.

This is the kicker:

We've rented through this management company for 1 year, never been late on rent- nothing.

The deposit doesn't even inlude last month's rent! The standard deposit for them is 1.5xrent. Plus $500 for a dog. And they want the pro-rated rent for July + August's rent on July 24. WTF? Doesn't anyone in Sonoma live paycheck to paycheck other than us???

It is actually illegal to ask for first and last months rent.  That is why most places have started making a security deposit= to a month's rent.

rather than move when i was 8 months pg .. we moved when i was 7 months pg (owners decided that they wanted to move BACK into their property) and we spent $4200 to move into our current rental *thud* ... 1st month's rent + deposit (1.25x rent) + doggie deposit $300.

 i know people who put less than that down for the PURCHASE their home Surprise *obviously NOT people in CA*

Thank you, I feel a bit better now. We're going to try to negotiate with the owner to let us pay August rent on July 31 or August 1, I think its a little insane to require it a week early.

I know, it's outrageous... When we signed a lease on our place, we put up $4100 for security deposit, pet deposit and first and last months' rent. It's an outrageous amount of money for people who are just renting, but such is the rental market around here...

Some landlords will let you pay it in a couple of chunks. Have you asked them if you can do that? It might ease the burden just a little bit...
