Closing - what can go wrong?

Because I must need a little bit more aggravation and worry tied in to our big move (on Friday!), I'm wondering what could go wrong to delay the closing at this point, when everything seems on track?

 We've double checked with our realtor, our mortgage lender etc. and it sounds like the seller has done all they needed to do regarding the requests we asked after inspection, etc.  Are there any hidden things that could suddenly pop up? 

 Please give me some more things to worry about! Big Smile

all i can think of is a cloud on the title. or there are vengeful spirits in the house that don't like you.

Something can come up during the title search. Lender requires additional paperwork. We quadruple checked that they had everything and they still waited until the afternoon before closing to say they were missing some docs...which were previously sent but they suddenly couldn't find them. If I wasn't on top of it, it would have delayed closing.

Our closing was going to be delayed by 4 hours due to a staffing shortage at the title company.  Something like that could come up.  We had a 10am closing set up until Thursday (we closed on Friday) and then they changed it to 2, but it was changed to 11 on Friday.  Very disorganized, hopefully that doesn't happen to you. 

Also there was a lack of communication between the sellers and their agent and one thing they were supposed to do for the appraisal they hadn't heard of until the night before, so we ran the risk of being delayed because of that too.

We were delayed by about 5 hours because the bank didn't send the final packet of paperwork to the attorney's office.  There weren't any "problems" as far as documentation, etc...  they were just dragging their heels.  Also, the sellers didn't have a certified check for their expenses at closing, so we had to wait for them to go to the bank.

ugh, we close Friday too, and I'm sooo trying not to think about any of this stuff! haha! Hopefully everything goes smooth for you!

Our only prob: getting our DP out of the cd.

 Called BoA several days beforehand as our dp was in one of their cds.  The cd had past the time period (ie: was a 7 month cd & we were in month 8 & were ok with losing a bit of interest).  Lady told us it wasn't an issue.  Come in Friday (closing day), takes 20 min to close it, & they'll give it to us as a cashier's check addressed to title company.  Perfect.

Arrive at BoA a few hours before closing just in case.  Bank lady tells us it will take 2-3 days to close & get a cashiers check.  Small panic attack.  2 hours later, bank manager closes cd & gives us cashier's check.  Were 15 min late to closing, but didn't need all that anxiety.
