FSBO questions

Has anyone here used a realtor to buy a FSBO property? How did this work? Who paid your REA's commission?

Some FSBO's welcome realtors and offer a commission, but it depends on the FSBO.

Normally a REA will ask the seller if they will pay the commission prior to showing the house to their clients.

The seller did. He offered 3.15%, which was higher than the normal 2.7% our realtor would have received.

The seller of ours offered 2%, but we didn't use one anyway....rolled that 2% into savings on the house.

We ended up not using one.  It got us an additional savings on the house.

The FSBO should offer the 3% to the realtor, and if they dont, I'd walk away. It shouldn't come out of your pocket!
