Home Selling

So we have been on the market for almost 6 months and we have had a lot of showings.  Nothing much in the last month :(

We just learned recently that our next door neighbor plans on putting their house on the market.  This neighbor has the same exact layout (just reversed), and the same # of bedrooms and baths, and finished basement.  The problem is that they probably will be putting theirs on the market as FSBO.  So right there they can start with a lower asking price.  This all to add that they were able to get their house from the builder for 20k less than ours because they bought in 2010 and we bought in 2007.  I know that we did some more upgrades from her.  We took out the carpet on the first floor living space and put in high end laminate flooring, plus we put in a concrete stoop, front walk way, and back patio pad.   

All we can home is that she will see that if we can sell ours first we will be a comp to her and help her get more for her house.  I have a feeling that she needs to sell sooner than later (depending on if she has a job lined up in FL already or not).  Her husband is a college basketball coach and got a job in FL.  Currently, he and their oldest son are living in FL, while she and their youngest are still here.

My husband and I are ready to cry and throw in the towel.  We just can't compete with her.  We do not want to lose money on this house.  Any ideas on how to shine?

What feedback are you getting from the shoiwings? Have pulled RECENT comps for sales? Decluttered and have good photos?  Have you reduced your price?

Price is the biggest driver for getting a quick sale.  I would reduce the price now rather than when you have the neighbor's house on the market. YOu may need to lose a bit of money on this house - try to keep the amount small.  (and actually you  had a home in which to live since 2007!)  Look at what it is costing you to have your family in 2 locations - that costs money too.

We just lowered our price a week ago in line with the recent comps.  A problem is that we do not have great comps to our townhome.  There was buzz that they were going to put it on the market.  We are still not sure on the time frame.

The feedback from showings has been positive - everyone says it shows like a model home but still no offers.  In the time on the market we have lowered our price a handful of times.  We had one offer within the first  month and half but it was contingent on the sale of their home and it never worked out.

Here is our listing.

The listing looks fine, but I would recommend re-painting the kitchen.  I love bold colors and have them in my house, but when selling, you need to keep it more neutral and softer.

Can you take the house off the market and then relist it in January?  That would re-set the days on market total which may help.  After awhile, people begin to wonder why it has been on the market so long and think" What is wrong with that place?"

Another price drop to 195000 would help it move as well.  If you were hoping to make money on the house - that will not happen.  Sorry, but that is the market of the times.

The listing looks okay.  I don't know it just seems like with the exception of the basement the walls are kind of bland the I don't see the details without looking really hard for them.  I might get some cheap Ikea artwork for the living/dining and bedrooms.   It will draw the eye up to the larger ceilings.  The nook above the fireplace could use something.  The items in it look to small and make it look like a hard feature to use.  Something taller or a piece of art to make the fireplace stand out.    I also agree with painting the kitchen.  Good luck on selling your house!

I would do a few things:

1. Get a new REA. Perhaps your's isn't aggressive enough in following though on showings. Ask this question: "How many homes have you sold in the past 6 months? 12 months?"

2. Ditto repaint the kitchen.

3. Remove the sports/personal stuff from the basement walls.

4. But the biggest thing is try and lower your price as much as possible to get it to move before this lady pops her home on the market. Pretty much everyone selling these days is taking a loss. We just sold in March ($25k loss).

5. Do you really need to move?
